Cleaning, lubrication, oil changing and part replacement of the equipment are some common measures of this type of maintenance. However, these are not the only measures that are part of this process.

It is difficult to make a suitable preventive maintenance program for the assets due to their different requirements. Time based maintenance program is the most common form. However, it is important to define it before identifying its types. It is worth noting that non-reactive maintenance is preventive maintenance. Calendar, Usage, Prediction and Prescription based are the main kinds of Preventive maintenance. Each kind of maintenance carries a specific attribute by itself.

Calendar-Based Preventive Maintenance

Time is the main component in this kind of maintenance. This form of maintenance works according to a strict timetable. It is time-bound and hence demands punctuality when it comes to timing. According to this method, predicting the exact time of breakdown is of utmost importance. In short, they believe in the famous proverb “Prevention is better than cure”.

The maintenance of the equipment is important after a certain point of time even if the asset is in working condition. Setting exact Intervals and frequency of maintenance according to the parameters and properties specific to the asset is a primary step of this process.

For example, the Whirlpool manufacturer might offer its customers free servicing of their appliances once a year. Data collected carefully helps in determining the exact time before which the system needs to be worked on. It is essential for a piece of equipment to have a robust Mean Time between Failure (MTBF), as it helps in predicting the exact time to perform a maintenance program.

A software like CMMS gives accurate data. This data helps in providing better and accurate information. Fixed interval, Routine tasks and contracted services are three general attributes of Calendar based preventive maintenance.

Usage-Based Preventive Maintenance

Usage-based preventive maintenance is one of the best mechanisms among all. It is a combination of meter-based and time based preventive maintenance. It measures the average daily usage of equipment and uses the data to predict the date before which servicing is required. On one hand, this maintenance takes the help of meter readings and connects it to the CMMS. On the other hand, it also predicts the actual time of breakdown. Meter reading is compulsory to keep a track of utilization.

Prediction-Based

This kind of maintenance explain its usage through its name explicitly. It assesses the condition of the equipment through the sensor device. The sensor device helps in transferring the data in real-time. This helps in predicting the exact time of maintenance and protects the equipment from failing

Prescription-Based

We often use the short form “RxM” for this maintenance. Collection and analyses of data regarding the condition of the equipment are the main functions of this kind of mechanism. One can find a similarity between Predictive and prescriptive mechanism. Predictive maintenance uses a sensory device for the collection and analysis of data and predicts the time of breakdown. On the other hand, prescriptive maintenance goes a step further. It not only predicts the time of failure but also recommends the actions to be taken further.

Conclusion

In summary, all four kinds of preventive maintenance are unique. They are very helpful in securing the assets from future breakdowns. These methods may be different, but the aim of all the preventive maintenance is almost the same.
